Located on the corner of Third Avenue and 90th Street in New York City, this 30-story, 220,000 sf residential tower was designed by Philip Johnson/Alan Ritchie Architects and SLCE Architects for Sherwood Properties. At 350' tall, the façade consists of rhythmic ribbons in brick and glass and the interior spaces are exemplary models of classic and efficient New York apartment design. The tower is constructed of cast-in-place reinforced concrete and features 6 rounded, cantilevered slab corners at each floor. The building's typical 6,800 sf floor-plate allows for 20 percent of its area to be cantilevered above the adjacent buildings. The main tower cantilevers 16'-6" out from the 6-story base, above a 4-story building to the west, and 16'-6" over a 5-story structure to the north. This aggressive cantilevering plan was achieved utilizing a massive 7th floor transfer that features seven 74-inch-deep concrete encased steel beams.
