Apartment 259B

Located in Lower Manhattan, Apartment 259B is a one-story, 320 sf addition to an existing basement level apartment. The design extends the original apartment’s interior space into the courtyard area, nearly doubling the size of the original interior. To determine the optimal structural solution required extensive coordination between the architect and structural engineer. The apartment’s unique design dictated the use of a versatile building material, which could bend to match the design’s multi-directional bow. The subsequent innovative solution introduced built-up plywood and laminated veneer as the main structural elements. Apartments 259’s basic structure is formed using a plywood rib system, which matches the shape of the architect’s designed form. The complexity of the form necessitated the development of a working model using RISA 3D software, which enabled DeSimone to accurately determine the rib stresses and the required thickness and depth of the structural members. The skylight locations and their framing posed a problem to maintaining the design’s structural continuity. Extensive analysis of the model’s wood two-directional moment connections within a composite system enabled DeSimone to maintain both the frame action and the large cantilevered overhangs.
