When completed in 2008, this $290 million condominium mixed-use project will be the 4th tallest structure in San Francisco and the tallest reinforced concrete structure in the Western United States. The building contains a 60-story tower and a 9-story building, connected by a 3-level podium structure. The 645-foot tower contains 970,000 sf of luxury condominiums. An adjacent 9-story building contains 180,000 sf of lofts and recreational amenities, including a swimming pool. Four levels of parking are provided below-grade - this requires a 75-foot-deep excavation that will be one of the deepest in San Francisco. An unusual sub-grade configuration was selected to expedite construction time. The tower's foundation mat rests on 950 130-ton piles, each approximately 80' in length. Construction of the taller tower will begin first, followed by deeper foundation work below the shorter tower. This sequencing is designed to allow for the two towers to be completed at approximately the same time. The subterranean levels utilize an internally-braced soil cement slurry wall system with soldier piles located 5' on center. The tower's lateral system is comprised of a 24" concrete shear wall core and a partial perimeter moment frame. Outrigger trusses are provided at three intermediate levels to control lateral deflections. A self-climbing system is being implemented to facilitate construction. Dynamic time history analyses, site-specific response spectra analyses and non-linear pushover analyses are being performed in support of the building design.
