This $60 million residential development on Tampa’s Harbour Island is being conducted in three phases, each of which consists of the construction of one of three similar residential towers. Phase I consists of 16 levels of condominium units above a four-story podium, for a total of 20 stories. Townhouse units flank three sides of the podium, which contains a parking garage topped with a landscaped amenity deck and pool areas. The buildings provide views of the bay and downtown Tampa. The tower, pool deck, and townhouses comprise approximately 450,000 sf and the parking levels add another 145,000 sf. The building’s structure consists of pre-stressed slabs and shear walls. A 30” thick transfer slab at the 4th floor serves to redistribute columns to accommodate parking on the lower floors. Since the site is on a backfilled island, there will be an extensive pile testing program. |
