5710_1PFeatured in The Architect’s Newspaper, ODA Architecture delves into regulations for floor area, design cues, and new business. DeSimone is working with ODA Architects on 100 Norfolk as well as 1800 Park Avenue, which is expected to be Harlem’s tallest apartment tower at 32-stories.

For 100 Norfolk portions of the existing exterior walls will need to be retained due to zoning regulations. Air rights have been purchased from adjacent buildings on Delancey. Total framed area is approximately 50,000 sf. The design cantilevers a minimum of fifteen feet over the adjacent buildings.

1800 Park Avenue will create a new 653-unit residential development on a site between 124th and 125th Streets facing Park Avenue. The project will consist of one 32-story tower on a 5-story podium within the footprint of the tower.The project features setbacks starting from the 17th level and continuing to the 32nd floor towards 125th Street, thus creating terraces along 124th Street.
